Understanding the real estate sector and how AI scores fit into the research process.

Evidence to collect before comparing stocks

These are manual research checks, not verified inputs or weights in the AI scoring model. Record the period, units and source for each item; missing data remains unknown.

Operating performance

Compare occupancy, same-property income and lease expirations under the issuer’s definition.

A headline occupancy rate can hide rent concessions or near-term expirations.

FFO and cash needs

Read the company reconciliation from GAAP earnings to FFO and any adjusted measures.

FFO is a supplemental operating measure, not a substitute for cash flow or a universally defined AFFO.

Debt and distribution

Review fixed versus floating rates, maturities, refinancing and distribution coverage.

A REIT distribution requirement does not guarantee the amount received or protect principal.

A hypothetical cross-check

Illustrative coverage: distributions of 80 against a company-defined adjusted cash measure of 100 give 80%; if the measure falls to 70, the unchanged distribution exceeds it. Check the definition and reconciliation before comparing issuers.

Invented numbers for arithmetic, not measured company results or investment recommendations.

How It Works

What the AI Score Represents

Read the score source and date alongside your research on real estate stocks.

The AI Stock Picker displays provider-supplied Danelfin scores on a 1–10 scale alongside Fundamental, Technical, Sentiment and Low Risk fields where available. Danelfin describes the AI Score as a relative market-outperformance assessment over the next three months, not a probability of a profitable trade. The overall score is not a simple average of those fields. Check the dataset update date and field availability; these are stored snapshots, not streaming intraday predictions. Pineify does not establish fixed factor weights or a separate model for each sector on this page. A high score does not establish suitability, protect principal or guarantee returns.

FAQ

Frequently Asked Questions

Common questions about AI-powered stock analysis for the real estate sector.

Must every real-estate company distribute 90% of earnings?

No. US REIT qualification generally includes distributing at least 90% of taxable income, with relevant tax definitions. It is not a rule for all property companies or all jurisdictions, and taxable income differs from GAAP income and FFO.

Does Pineify verify property-level forecasts?

No property-level occupancy or refinancing model is established here. Verify those assumptions in current issuer documents; the free screener does not supply a verified FFO history.

Where can I find a current real estate AI ranking?

Open the AI Picker and check its dataset update date, coverage and available fields. This guide publishes no current company scores or independently tested ranking. Access to detailed fields can depend on the account plan.

Review Real Estate Candidates with Dated Evidence

Check the available provider snapshot, then verify the company evidence and the assumptions that matter for your research. Scores do not replace that review.
